Smith Road Apartments - The Landings
Project Overview
Known as "The Landings", a 12-unit apartment complex on the outskirts of Georgetown and five minutes walking distance to the pickleball court, farmers market and the cricket field. This was a turnkey project that included a parking lot, fire suppression system, and premium finishes including Italian doors and closets, quartz countertops, and termite-treated plywood kitchens.
Risk and Constraints
One of the major considerations early in the project was finding the best solution to the natural rock formation that rose steeply from average grade into the back of the property, posing potential flooding risks during heavy rainfall.
Strategy & Implementation
Consulting the value management process, the building was raised to address the natural terrain challenges. This elevation strategy provided protection against water accumulation while maximizing the usable space on the property.
Achievements
The validation of this approach is always on display whenever severe rainfall occurs - the elevated design successfully protects the property. The project was completed in December 2025 with all premium finishes intact.
